The Conditions of the Mobility Lease and the Advantages

One condition for renting your accommodation under a mobility lease: once the mobility lease is chosen, you must always rent under this form. Your accommodation will therefore only be accessible to the concerned profiles. It will therefore not be possible to rent your property to tourists, for example. Another condition for renting with a mobility lease: being the owner of the accommodation or having the owner’s agreement if you are a subtenant. The mobility lease has a duration of 1 to 10 months, non-renewable and non-extendable. However, an amendment allows this to be modified, provided that it does not exceed 10 months.

The mobility lease also requires that the accommodation be equipped with the necessary furniture for living and have good energy performance.

The Differences between Mobility Lease and Seasonal Rental

These two types of contracts can be used on Airbnb. There are differences between these two types of leases. The first concerns the tourist tax. The seasonal lease requires paying the tourist tax (this is done at the time of booking). With the mobility lease, there is no tourist tax.

The housing tax is also different. In the case of the seasonal lease, it’s up to the owner to pay it. For the mobility lease, it’s the tenant’s responsibility to take care of it.

The mobility lease only concerns certain people and it will be essential to verify that future tenants are indeed eligible. Proof will be required on the effective date of the lease.

The duration of the contract is also different between these two types of lease. The seasonal rental imposes a limit of 90 consecutive days in the year. As for the mobility lease, it ranges from 1 to 10 months.

Creating a Mobility Lease on Airbnb

After creating your account on Airbnb, you will need to publish your listing. In this, it will be essential to specify “mobility lease”. It will also be necessary to specify the duration of the lease (from 30 days to 300 days) and the price including charges. When a tenant chooses your accommodation, you will need to validate their reservation.
