The law & our advice
The legal framework for seasonal rental has changed a great deal, but renting out your property for short stays is still very easy today, as long as you comply with the regulations in force. These rules are designed to balance the property market and protect all parties involved.
Long outside the legal framework, seasonal rental via platforms such as Airbnb and Booking is now regulated in major cities to avoid imbalances in the traditional property market. Reporting requirements, time limits and specific taxes have been introduced.
To help you, we have organised a summary of the most common cases. You’ll find information on the administrative formalities, the taxes to be expected, and the best practices to adopt. In Nice and Cannes, for example, it’s essential to register your property with the town hall and check the co-ownership restrictions.
Once these formalities have been completed, you’re ready to rent! Our team is on hand to advise and support you through the process, so you can make the most of the advantages of seasonal rental without the administrative hassle.

Do I have to pay the tourist tax?
In all cases, you will also be liable for the Taxe de Séjour (tourist tax).
The major rental platforms, such as AirBnb and Booking.com, will collect and pay it on your behalf, but this will not exempt you from making a declaration (in this case, you will need to make a nil declaration).
For all rentals outside these platforms, you will be liable for the Taxe de Séjour.
The declaration must be made online, and any failure to do so will result in automatic taxation.
